Metal Garages 101: Sizes, Costs, and What to Know Before You Buy

By Wisconsin Carports Team · August 5, 2026

When you need more than an open carport but don't want the cost or timeline of a traditional stick-built garage, a prefab metal garage hits the middle ground: fully enclosed, lockable, engineer-certified, and installed in weeks instead of months. Here's what to know before you order one.

What is a metal garage?

A metal garage is an enclosed steel structure with walls, a roof, and at least one roll-up or walk-in door, built on a heavy-duty steel frame. Unlike an open carport, a metal garage is fully closed in, giving you secure, weathertight storage for vehicles, equipment, or tools. Every garage we build is engineer-certified for your county's snow load and wind, the same standard behind our carports and barns.

Metal garage vs. carport vs. barn

It helps to know where a metal garage sits in the lineup:

Carport: Open-sided, roof only. The most affordable and fastest way to keep vehicles out of the weather.

Metal garage: Fully enclosed with walls and a lockable door. Adds security and climate protection, at a higher price point than a carport.

Steel barn: Larger, often with a taller clear-span interior for hay, equipment, or livestock, and more configuration options like stalls and lean-tos.

Many owners start with a carport and enclose it into a garage later; because every structure is built to order, that upgrade path is straightforward.

Sizing your metal garage

Garage sizing depends on what you're parking and storing:

1-car garage fits a single vehicle plus some storage, a good fit for a single-family driveway or a small lot.

2-car metal garage is the most popular size, wide enough for two vehicles or one vehicle plus a workshop bay.

3-car and larger garages give you room for trucks, trailers, or a combination of vehicles and equipment storage.

Height matters as much as footprint. Taller walls accommodate lifted trucks, roof racks, or a loft for extra storage above.

What drives metal garage cost

Size and height. Larger footprints and taller walls require more steel and more labor.

Door configuration. Roll-up doors, walk-in doors, and window openings each affect the frame design.

Anchoring type. Concrete slabs give the strongest anchor and a finished floor; gravel or asphalt anchoring costs less upfront.

Insulation. An insulation package helps control temperature and condensation if you'll use the garage as a workshop or heated space.

Local snow and wind requirements. Heavier certification requirements in high-snow counties can affect frame specs and price.

Even with these variables, a prefab metal garage typically costs a fraction of a traditional stick-built garage once you account for foundation, framing, and finishing.

Do I need a concrete slab?

Not always. Metal garages can be anchored to gravel, asphalt, or the ground, though a concrete slab is the most common choice for enclosed, finished garages because it gives you a clean floor and the strongest anchoring. If you plan to use the garage as a workshop with heavy equipment or a car lift, a concrete slab is worth the extra upfront cost.

Permits for metal garages

Because a metal garage is a fully enclosed, permanent structure, most jurisdictions require a permit, and the process is typically more involved than for an open carport. Local codes set the rules on size, setbacks, and anchoring, and an HOA may have its own approval process even where the town doesn't require a permit. Securing the permit is the property owner's responsibility; when needed, our manufacturers can provide generic engineering plans and contractor license documentation to assist with your application.

Maintenance and lifespan

A quality metal garage is built to last 20, 30, even 40+ years with minimal upkeep. Corrosion-resistant exterior steel is backed by a 20-year rust-through warranty, and basic maintenance, an occasional rinse, prompt touch-up of any scratches, and a seasonal check of anchors and drainage, keeps it performing well beyond that.

Frequently asked questions

How much does a metal garage cost? Cost depends on size, door configuration, insulation, and anchoring, but a prefab metal garage generally costs significantly less than a traditional stick-built garage of the same size once foundation and finishing are factored in.

What size metal garage do I need for two cars? A 2-car metal garage is our most popular size and comfortably fits two vehicles, with room to spare for storage or a workbench along one wall.

Can I insulate a metal garage? Yes. An insulation package can be added to control temperature and reduce condensation, especially useful if you plan to use the garage as a workshop or heated space.

Do metal garages come with a warranty? Yes. Our corrosion-resistant exterior steel is backed by a 20-year rust-through warranty, and every structure is engineer-certified for your county's snow load and wind.

Is a metal garage cheaper than building one with wood? Generally, yes, especially once you factor in labor, foundation work, and long-term maintenance. Steel avoids the periodic repainting, rot repair, and pest treatment that wood-framed garages need over time.
